We dare say that people care more than ever before about the quality of the immediate surroundings of their residence. They want to feel safe here and spend their free time here. An undeniable advantage is a high-quality public space that offers the opportunity to relax and be active.
Live neighborhood = sought-after location
As part of the design of the residential project, the identity of the place, the continuity with the surroundings and other functional and operational links must be addressed. It is a properly designed public space that makes a given locality a sought-after location. Mothers with small children will appreciate the playgrounds and the green border between the sidewalk and the road. On the other hand, a young couple can look for a connection to the cycle path for active relaxation. But we also have to think about older people who, on the other hand, seek peace surrounded by greenery.
The key is to offer enough attractive activities for different age and social groups. Each of the potential clients should find their favorite place here. He should easily be able to get to the public transport stop from his house, be able to rent a sharebike, teach a child to ride a bicycle or drop off older children on a small playground that is not far from his house. And be sure to give older people the opportunity to sit in the shade of a tree or pergola.
We worked with the identity of the former industrial district within the framework of the Emil Kolben district, where we proposed to connect the entire district with distinctive architectural elements and materials referring to the industrial past of the place. We invited the cooperation of the sculptor Matěj Hájek, with whom we united the entire district with columns that serve as distinctive landmarks and refer to the work of Emil Kolben.
Long term value
The exterior of a residential project requires good design. Whether it is the quality of the materials, the design of the furniture or the original author's elements of the landscape architect. Another important aspect is sustainability and low maintenance costs. The space between the houses is subsequently mostly taken care of by the SVJ and it is important that high demands are not placed on it in terms of maintenance.
The space around the development project does not have to be only public. We solved the combination of public, semi-public and private space in the form of front gardens as part of the ground floor of the Alfa Rezidence Na Vackové project. We emphasized working with privacy - we screened the ground-floor apartments from the public space sufficiently but attractively, and they still remained part of the ground floor.
A representative public space sells
High-quality public space increases sales interest. Projects are often offered before completion when only a visualization is available. The renderings already show mature trees as the greenery works well in contrast to the sharp lines of the architecture. The job of a landscape architect is to create an environment in which its inhabitants want to spend their free time without the constant need to escape. The location thus becomes full-fledged. At the same time, the landscape architect is able to deal with a number of limitations – the existing infrastructure, the complexity of the transport solution and operational relations. Everyone wants to live in a nice and well-equipped neighborhood.
