The first phase of the Dvory Vysočany project by developer Corwin CZ has been launched.
The entire project builds on the initial urban planning study by Gehl Architects and was further developed in collaboration with ov-a architects and the Swedish studio Softer. We were responsible for the complete landscape design, from the initial concept and permitting phase through to the construction documentation. Each block is unique and reflects the specific character of its location in Prague’s Vysočany district. For the client, it was essential to create a place where people come first. It is not only the quality of the apartments themselves that matters, but equally the quality of the ground floor and public realm. This approach is also part of our DNA, which is why the entire concept was shaped through a series of joint workshops with Softer and ov-a, during which we addressed every corner, every building entrance, and every bench. This exceptional approach was a valuable learning experience for us, and we greatly appreciate the client’s mindset.
The project is divided into several phases, with each courtyard functioning as an independent micro-world with its own distinctive character—offering spaces for relaxation, children’s play, or a small square for social gatherings, such as the outdoor seating of a local café. It is through these small details that we create a sense of home: a bench by the entrance, a play area, low-maintenance fruit trees in each courtyard, and bicycle racks for residents and visitors alike. To create a truly pleasant environment, we must also provide good conditions for tree growth. That is why we work logically with rainwater, which is absorbed on site, allowing street trees to benefit from it naturally. Tree canopies play a crucial role here, providing shade and establishing a human scale between the buildings. Follow the further development of this project with us.
